My New Blog

Hello everyone!   I want to thank you for taking the time to visit our site and I hope you enjoy this new feature.  I plan to use this blog in a way that will provide our clients and potential clients with a wealth of information about real estate.  Whether that involves investing, renting, buying ,selling, consulting, or property management.  I hope to provide useful and timely information and unlike this first post, I will do my best to keep the posts short and sweet. 

My first post has to do with investing in real estate (as many probably will).

Many people purchase investment property in an LLC in the hopes of limiting some of their liability.  How you take title to real property is very important for several reasons.  The biggest probably being limiting their potential liability.  I am by no means an attorney or fluent in the language of corporations but something Florida's supreme court recently did was surprising.  They ruled that single member LLC's in Florida do not provide liability protection that most people think they have.  In short, if you are thinking about purchasing real estate, learn the laws of that state and then discuss your goals with your accountant and attorney to ensure you get the protection you want.  However, there are many ways to protect your assets and many do not involve a large attorney bill.  For more information feel free to email me directly at robertz@zivrealestate.com.
